Storing Winter Tyres in a Flat
Rubber ages by time and by how it is stored, not by mileage. What actually degrades a stored tyre, and what to do when there is no garage at all.

Tyres age by time and storage conditions, not by mileage. A set stored badly for five summers can be in worse condition than a set driven moderately over the same period — the rubber oxidises, and the antioxidants that slow it down are gradually used up.
Which makes this a real problem for anyone in a flat, where the available options are a balcony (close to the worst possible place), a cupboard shared with a boiler (also bad, for a reason people do not expect), or paying someone.

The problem, as it appears
Two sets of tyres, one car, no garage.
The set not in use has to go somewhere for six months, and every candidate location in a flat has something wrong with it. The balcony is outdoors. The cupboard has the boiler in it. The hallway is a hallway.
Meanwhile the cost of getting it wrong is invisible until the tyres go back on and somebody points out the fine cracking in the tread grooves.
Why "they are just sitting there" disappoints
Because sitting is an active process for rubber.
Four things degrade a stored tyre, and only two of them are obvious.
Ultraviolet light breaks down the compound. This is why a balcony is the worst common choice — even in shade, ambient UV is far higher outdoors.
Heat accelerates every chemical process involved, which rules out anything near a radiator, a boiler, or a sunny window.
Ozone attacks rubber directly, and this is the one that surprises people. Electric motors generate ozone. A tyre stored beside a freezer, a boiler pump, a tumble dryer or a workshop compressor is in a chemically hostile environment that looks completely benign.
Hydrocarbons — solvents, fuels, oils — soften and degrade rubber on contact and through vapour.
The result is that "somewhere out of the way" is not a specification, and several of the most convenient places in a flat are actively among the worst.
What actually matters
Clean and dry them before they go away
Not cosmetic. Brake dust, road salt and embedded grit sit against the rubber and the wheel finish for six months.
Salt is the serious one: it attacks the wheel finish underneath and it does its work slowly and invisibly. An hour of washing and a proper dry before storage prevents the corrosion that appears next season and gets blamed on the tyre fitter.
Dry genuinely means dry. A bagged wet tyre is a bagged wet tyre for six months.

All-purpose interior cleaner
Diluted, for the wheel faces and barrels before storage. The point is removing salt and brake dust rather than making them shine.

Bag them, and bag them individually
The cheapest meaningful step, and it addresses three of the four enemies at once.
An opaque bag blocks UV, limits ozone exposure, and keeps hydrocarbon vapour off the rubber. Individual bags are better than one large cover, because it is contact between tyres and the environment you are trying to reduce.
Squeeze most of the air out and seal them. The point is a barrier, not a vacuum.

On rims or off rims changes the position
The rule that actually differs, and it is straightforward.
On rims: stack flat, or hang them. The rim supports the bead, so neither deforms anything. Stacking is the space-efficient answer in a flat.
Off rims: stand them upright, and rotate them a quarter turn every month or two. An unsupported sidewall carrying the weight of three tyres above it for six months deforms, and that deformation does not fully recover.
Never hang a tyre that is not on a rim.
Get them off the floor if you can
Floors in flats are cold, occasionally damp, and where anything spilled ends up. A rack also stops the set becoming a thing everybody walks around.

Check the rated capacity against a full set with wheels, which is heavier than people estimate. Wall-mounted versions need to go into structure, not plasterboard.

If you are mounting anything to a wall, the load rating and what it fixes into matter more than the product — the same reasoning as overhead garage storage that holds.
Ranked list of locations in a flat
Since this is the actual question:
- An internal cupboard with no appliances in it — dark, stable temperature, no ozone source. Best realistic option.
- Under a bed — dark, dry, stable. Genuinely good, and the reason people dismiss it is aesthetic.
- A hallway corner, bagged — acceptable if it is not in direct sun.
- A cupboard with a boiler or an appliance — worse than it looks, because of heat and ozone.
- A balcony — UV, temperature swings and weather. The worst common choice.
- A shared basement store — depends entirely on damp and whether anything mechanical runs there.
Paying for storage is a legitimate answer
Worth saying because people treat it as an admission of defeat.
A tyre hotel costs a fraction of a set of tyres, and the comparison to make is against a set degraded by two summers on a balcony. For anyone with genuinely no suitable indoor space, it is the cheaper option rather than the lazy one.
Check them properly each time they come out
Storage does not remove the ordinary inspection, and this is the moment when the whole set is off the car and easy to look at.
Tread depth, uneven wear, the date code on the sidewall, and — specific to storage — fine cracking in the tread grooves and along the sidewall. Cracking is the visible sign that the compound has aged, and it is a reason to replace regardless of tread.

Check all four while they are off the car, which is the only easy moment. Uneven wear across a tyre says something about the car, not the tyre.

Note which corner each one came from
Free, and it makes the next swap faster and the wear pattern legible.
A chalk mark or a sticker on each tyre. Wear differs front to rear, and knowing which was where is what lets you rotate sensibly rather than guessing.
The order to work in
- Wash them properly, wheels included, and get the salt off.
- Dry completely. Bagged damp is worse than unbagged.
- Mark each one with the corner it came from.
- Inspect — tread, cracking, date code — while they are accessible.
- No dressing. Clean and dry is the correct storage condition.
- Bag individually, opaque, air squeezed out.
- Stack flat if on rims, stand upright if not, and rotate the standing ones occasionally.
- Choose a location on the list above, not on convenience.
- Keep them away from anything with an electric motor.
The mistake to avoid
The balcony. It is the obvious place in a flat, it solves the space problem immediately, and it is the one location that combines every degradation mechanism at once — UV, temperature swings, and weather. Six months out there does measurably more harm than six months under a bed, and the damage does not show until the tyres go back on and somebody points at the cracking.
The second mistake is the cupboard with the boiler in it. It reads as ideal — indoors, dark, out of the way — and it is heated, which accelerates everything, and it contains motors, which generate ozone. Ozone attack on rubber is the mechanism nobody expects, and it is why a tyre can degrade badly in a place that looks like careful storage.
